The most valuable asset you have as a Real Estate Agent is TIME! The successful real estate agent spends the vast majority of his or her time in three functions:
1. Prospecting
2. Servicing current clients(which leads to referrals)
3. Generating listings and sales
All other functions the successful agent does, no matter its importance or requirement (that takes time away from the above three functions) is, in fact NON-PRODUCTIVE TIME for an agent.
ESCROW/TRANSACTION COORDINATOR JOB DISCRIPTION (Just to list a few)...
*Open escrow with title & escrow co.
* Review contract with agent.
* Create an information sheet to provide of all parties in transaction.
* Forward copy of contract and deposit check to title/escrow.
* Forward copy of contract to Lender.
* Order NHD and Home Warranty.
* Obtain disclosures for buyer to sign, or send out disclosures to buyer's agent.
* Follow up on getting the signed disclosures back from the buyers agent.
* Obtain & review Preliminary title report (plus CC&R's)
* Schedule inspections such as ; pest, roof, home inspection, chimney with client & agent. Make sure access is made available to inspector. Follow up on Work being done, a clearances.
* Follow up on loan documents being sent to escrow co.
* Schedule signoff's with escrow.
